A tile roof sheds water in two layers. The tile takes the weather; the underlayment beneath it does the actual waterproofing. When tiles crack or slip, that underlayment is exposed to sun and rain it was never built to take on its own, which is why a few broken tiles are worth handling before the next wet season rather than after.
If water is already coming inside, a Leak/Repair Evaluation is the better form. If your insurer has issued a non-renewal notice over the roof’s condition, or the property is in escrow, a Premium Roof Inspection produces the documentation those situations call for.

How tile damage usually happens
Tile is hard, but it’s brittle and it’s only supported at certain points. Step in the wrong place and it cracks, sometimes without any visible sign from the ground until water finds the gap.
That’s why the form asks whether anyone has been on the roof recently. Gutter cleaning, satellite dish removal, window cleaning, exterior painting, solar installation: each one puts a person and a ladder up there, and tile damage frequently traces back to one of them. If something on that list happened in the last few months, tell us, because it narrows down where to look.
Weather does the rest. Wind lifts and slips tiles, branches crack them, and older tiles get more fragile with age. Damage tends to cluster on the windward side and around anything that interrupts the roof plane, which is why the form asks which side of the house and whether the damage is near a chimney, skylight, sun tunnel, HVAC unit or solar array.
Will the repair match?
We make every reasonable effort to locate a replacement tile matching the existing profile and color as closely as possible. An exact color match cannot be guaranteed.
Roof tiles weather and change in appearance over time, so a new replacement tile will look different from the existing weathered tiles around it even when it is manufactured in the same original color.
Is this the right form?
A tile repair evaluation covers damaged tiles and what it takes to put them right. It isn’t a condition report on the whole roof, and it isn’t a replacement quote.
If water is coming into the house, use the Leak/Repair Evaluation instead. That form asks where the water is showing inside, which is what we need to trace it back to the source.
If an insurer has issued a non-renewal notice, or you’re buying or selling, a Premium Roof Inspection is what produces a written report. Insurers and escrow companies want documentation of the roof’s overall condition, not a repair estimate for a few tiles.

Do I need to be home?
We prefer you to be there if you can, so you can point out what you’ve noticed before we start. If you can’t, we can carry out the evaluation as long as we have access to the perimeter of the home.
To help the visit go efficiently, please make sure side gates are unlocked, dogs are secured, and vehicles are moved away from the driveway if needed. If the roof pitch is 6/12 or greater or the property has solar panels, let us know when scheduling so we can bring the appropriate equipment.
Will there be a fee?
Yes, a tile repair evaluation is a paid service. Additional fees may apply for steep roof pitch, homes larger than 2,800 square feet, or roofs requiring a three-story ladder. We’ll explain your options and any applicable fees before scheduling your appointment.
