ACS Roofing offers low-pressure soft-wash roof cleaning. The low pressure is the point. A pressure washer strips the mineral granules off composition shingles, and those granules are what protects the shingle from the sun. On tile it can crack tiles and force water up under them. A roof cleaned that way looks better for a season and wears out years early.
Every roof is inspected before we quote the cleaning, so we know it’s in a condition to take it.
If you already know moss is the issue, the Moss Inspection/Removal form is the better starting point. If water is coming inside, start with a Leak/Repair Evaluation.
Why low pressure
Composition shingles are coated in mineral granules. Those granules are the shingle’s sunscreen, and once enough of them are gone the asphalt underneath starts breaking down. A pressure washer removes them quickly and invisibly, and the roof that looked clean in spring is measurably older by fall.
Tile has a different problem. The tile sheds weather, but the underlayment beneath does the waterproofing, and it relies on overlapping laps to keep water moving downhill. Water at pressure goes where gravity wouldn’t take it, including up under those laps and behind the flashings.
Low-pressure methods designed to protect roofing materials are used. The roof material, pitch, access, and surrounding environment are all taken into account.
Why we inspect first
Roofs are inspected before we provide a cleaning proposal, and that isn’t a formality. The inspection lets our certified inspector evaluate the condition of the roof and identify anything that needs addressing before cleaning, such as cracked, slipped or missing tiles. Some roofs aren’t in a suitable condition to be cleaned, and it’s better to find that out before the work starts than during it.
You receive a detailed inspection report with photos and recommendations where needed, together with a proposal for the cleaning itself. Gutter cleaning is sometimes included with a roof cleaning and sometimes isn’t, depending on the property; your proposal will say either way.
What debris actually does up there
Loose leaves on an open slope mostly blow off. The problem is where debris piles up and stays: valleys, behind chimneys, against skylights and vent stacks, along the low edge above the gutter.
Those piles hold water against the roof long after the rain has stopped, and a valley packed solid can dam water sideways under the shingle or tile course rather than letting it run off. They also hide things. Cracked tile, lifted shingles, failing flashing and rusted vent collars are all easier to catch on a roof you can see.
Please don’t go up and clear it yourself. Roof falls are among the most common serious injuries around a house, and on tile or an older composition roof, the foot traffic itself causes damage that costs more than the cleaning would have.
Cleaning or moss removal?
Both use the same low-pressure soft-wash process, so this is a question of what you’re after rather than two different treatments.
Use this form if you want the roof cleaned generally: dirt, debris, organic growth, and the overall condition and appearance of the roof.
Use the Moss Inspection/Removal form if you already know moss is the problem, and particularly if your insurance company has told you it needs removing. That service can include written confirmation from us, as a licensed roofing contractor, that the roof has been cleaned.
If you’ve noticed staining on a ceiling, damp in the attic, or water during a storm, a Leak/Repair Evaluation comes first. Cleaning a roof that’s already letting water in doesn’t fix anything and can make the leak harder to trace.
If you’re selling, buying, or in escrow, a Premium Roof Inspection is what produces the written report those transactions need.
When to schedule
Scheduling varies based on availability and weather conditions. Fall is a busy season for roof cleaning, so if you want it done before the rain arrives it’s worth booking as early as you can.
Late fall is the ideal window in any case, once the leaves have finished dropping and before the storms start, because that’s the season the drainage actually gets tested.
What it costs
Every roof is different, so cleaning is quoted per property. Size, pitch, roof material and how much is up there all change the job.
You receive a written proposal setting out the work and the cost before anything is scheduled, and nothing goes ahead until you’ve agreed to it. No part of this is decided while we’re standing on your roof.
Before we arrive
We prefer you to be there if you can, but we can carry out the work as long as we have access to the perimeter of the home.
What helps: side gates unlocked, dogs secured, vehicles clear of the driveway, and windows closed on the day.
