That’s why the form below asks as much as it does: your answers narrow the search area before anyone gets on the roof.

*Due to differing circumstances related to each property, ACS Roofing may not be able to provide inspections, estimates, or contracts for re-roofs, repairs and other work.  If we determine that this is the case with your project, we will let you know as soon as possible.  In some cases, we may not be able to make this determination until the inspector is on site.

Why the form asks so much

Water travels. A stain in the middle of a bedroom ceiling can come from a failed flashing ten feet away at the chimney, or from a nail hole near the ridge. Knowing which room, which side of the house, which story, and how close the stain sits to a vent, skylight or solar panel turns a whole roof into a short list of places to check.

The questions about recent work matter for the same reason. Gutter cleaning, satellite dish removal, solar installation, painting: each one puts a person and a ladder on the roof, and a fair number of leaks start within a few weeks of that.

Whether the water shows as a stain, a bubble, damp plaster or an active drip tells us something too. Those four describe different amounts of water arriving at different speeds, which points at different failures.

What happens after you submit

  1. We review your answers and contact you to confirm an appointment window.
  2. A nationally certified inspector evaluates the area of the leak on site.
  3. You receive a written report on the area of the leak with high-resolution digital photos, and a proposal with our recommended next steps, sent digitally within a few business days.

Do I need to be home?

We prefer you to be there if you can, because being able to see where the water is showing inside makes tracing it back to the source considerably easier. If you absolutely can’t be, we can carry out the evaluation as long as we have access to the perimeter of the home.

To help the visit go efficiently, please make sure side gates are unlocked, dogs are secured, and vehicles are moved away from the driveway if needed. If your roof is tile, has a pitch of 6/12 or greater, or has solar panels installed, let us know when scheduling so we can bring the appropriate equipment.

Is this the right service?

A Leak/Repair Evaluation targets one problem: where is water getting in, and what will it take to stop it? It is not a condition assessment of the whole roof, and it is not a quote for replacement.

If you’re buying, selling, or in escrow, a Premium Roof Inspection is the document those transactions call for. It covers the entire roof system and produces a written report with photographs.

If you already know the roof is at the end of its life and you’re pricing replacement, a Re-Roof Estimate is the faster route.

When we can get to you

Scheduling varies based on availability and weather conditions. We prioritize active leaks when possible but cannot guarantee a specific response time.

Our repair policy

Every property is different, and there are circumstances in which ACS Roofing may not be able to provide an inspection, estimate, repair proposal, or re-roof contract. If that turns out to be the case with yours, we’ll let you know as soon as we can. In some cases we can’t make that determination until the inspector is on site.
