ACS Roofing performs four kinds of inspection: Basic, Premium, Ventilation Assessment, and Cause of Damage for insurance claims. The form asks you to choose one, and the guide below the form explains all four if you aren’t sure which fits.
If your home is in escrow or about to be listed, the Premium Roof Inspection is the one you want. It produces the written report escrow companies, buyers, sellers, and insurers ask for.

Which inspection do I need?
Basic Roof Inspection. An on-site evaluation of the entire roof system by a nationally certified inspector. You receive a written report with high-resolution digital photos, along with a proposal setting out our recommended next steps, sent digitally within a few business days.
Premium Roof Inspection. The level to choose when the situation calls for more time, more detail and more documentation. That covers real estate transactions and preparing a home for sale, roofs needing drone access because of steep pitch or areas that can’t be reached safely, larger homes, anything involving an insurance letter or claim, and circumstances that could end up in litigation.
Ventilation Assessment. An evaluation of how air moves through your roof space: the intake and exhaust vents and whether what’s installed is doing its job. Poor ventilation shows up as high cooling bills through a Sacramento summer, heat and moisture trapped above the ceiling, and roofing material that wears out before it should. This service is carried out from the exterior and the perimeter of the home; we don’t enter attics.
Cause of Damage. For when a claim has been filed and the cause of the specific damage or loss needs to be determined. You receive a written report with high-resolution photos documenting the findings.
If your insurer is instead asking about the roof’s overall condition, a non-renewal notice being the usual reason, that’s a Premium Roof Inspection rather than this one.

If you want something other than an inspection
A re-roof estimate answers one question: What would a replacement cost? If that’s all you need and no report is involved, the Re-Roof Estimate form is the faster route.
If you’re chasing a specific leak rather than assessing the whole roof, a Leak/Repair Evaluation is the more appropriate service.
A roof certification is a separate service, most often needed during a real estate transaction. Note roof certification in the comments box when you send this form. We do not issue certifications on wood shake roofs.
Ladder assist is available when an adjuster or another party needs to reach the roof and does not have safe access to it. We provide a ladder for roofs up to two stories and tie it off at the eave where that can be done. It is not one of the appointment types above, so note it in the comments box and tell us how many stories the home is. A fee applies and varies with the scope of the work.

Do I need to be home?
Most inspections are exterior only, and we can generally carry them out as long as we have access to the perimeter of the home. We do prefer you to be there if you can, so you can raise questions or point out areas of concern before we begin.
The exception is an insurance inspection involving interior damage, where someone needs to be present so we can get inside.
To help us complete the visit efficiently, please make sure side gates are unlocked, dogs are secured, and vehicles are moved away from the driveway if needed. If your roof is tile, has a pitch of 6/12 or greater, or has solar panels installed, please let us know when scheduling so we can bring the appropriate equipment.
Will there be a fee?
All inspections carry a fee. Additional fees may apply for steep roof pitch, homes larger than 2,800 square feet, or roofs requiring a three-story ladder. We’ll explain your options and any applicable fees before scheduling your appointment.
Where an inspection leads to repair work, we usually apply the fee as a credit toward that work.
When to schedule
Appointment availability varies. Sometimes we can fit you in the same week; during busier periods we may be booked one to two weeks out. Reports are emailed within two to three business days of the inspection.
If you’re in escrow, tell us your closing date in the comments box and we’ll work to it.
During extended rain we prioritize emergency repairs and inspection scheduling tightens. If we’re booked out when you reach us, we’ll tell you the earliest realistic opening rather than leave you waiting on a callback.
Our inspection policy
Every property is different, and there are circumstances in which ACS Roofing may not be able to provide an inspection, estimate, repair proposal, or re-roof contract. If that turns out to be the case with yours, we’ll let you know as soon as we can. In some cases we can’t make that determination until the inspector is on site.
Who’s inspecting your roof
Your inspection will be carried out by Amos or Mark Tate, both HAAG Certified in Residential Roofing, one of the highest accreditations in the roofing industry and held by few contractors in Sacramento. Amos is FAA licensed to fly a drone, which is how we reach roofs that cannot be safely walked. Mark also holds a HAAG Certification in Wind Damage.
