This service is recommended to gain insight on the general condition of the roof. We look at the condition of several components of the roof system and note if any are damaged and in need of repair. Some home builders and roofing contractors require homeowners to have a roof inspection every 2-3 years to keep warranties from being voided.

This is a check- up for the roof to be used when:

  • You want to avoid costly repairs due to damaged roof components
  • You think something might be wrong on the roof
  • You need a warranty inspection
  • You need to renew your homeowners insurance
  • You will be putting your house up for sale

  • Attic Inspection

This service is recommended before any home purchase. As a potential buyer of a property, it is wise to have the roof inspected by a licensed roofing contractor who can document the condition of the roof. This inspection is more than a general condition of the roof. We will look for problems that are beyond the scope of a home inspection. We also look for unusual structural alterations, undisclosed issues and we check for deterioration of flashings.

This service should be used when:

  • You are purchasing a property
  • You are purchasing a property as-is
  • You need a roof certification
  • You want to know if problems exist and how much it will cost to make repairs

Roof Certifications are necessary for the financing of many real estate purchases and buyers are usually not aware of it until just before escrow is about to close. If you are the buyer it is to your advantage to have a roof inspection conducted by a roofing contractor around the same time as your home inspection. This will give you the time you need to negotiate the price of any repairs, a new roof or worst case scenario major structural and undisclosed areas.
